Buyers

Whether you are buying a home or building from scratch, the buying process can be quite a ride!  Finding the right real estate professional is very important to help make the process a little smoother.  Not only can I show you the home, but we help negotiate the best price, keep you within your financial limits, and find the house with the most items on your “wish list”!  I love making this stressful and important process fun and enjoyable for all of my clients!

Before you get started on your search for a new home, it is always best to speak with a mortgage professional.  You will then know how much home you can afford, how much you need out of pocket to buy it, what sort of interest rate you may get, and what loan structure is right for you.  From here you will have a better idea of what sort of home you want and help to narrow the list.

For a list of items you will need when you contact a lender, or for a recommendation of different lenders please feel free to contact me by phone or email.

While you are considering what areas you would like to be in, also think about what you want in the home.  How many bedrooms/bathrooms, what kind of flooring, arches or pillars, appliances, etc.  All of this helps me to narrow down the many homes available.  We can take the long list and take off as we need to.

Once we have found the perfect home, I would help you submit an offer and negotiate a price that is acceptable, and repairs if any.  It is always a good idea to get an inspection done early in the contract along with finding your homeowners insurance.  All of these steps lead to closing and moving in!  I will be there from beginning to end and beyond!  I look forward to working with you and answering any questions that you may have.

If you would like for me to perform a personalized search of homes available or if you would just like information or certain areas please feel free to contact me any time by phone or email and will reply promptly.  Thank You for the opportunity!

Sellers

Deciding to sell your existing home is just as major as deciding to buy one! I have put together a list that will help you decide what to do next. As an experienced listing agent, these steps have helped all of my past successful sellers.

First, you need to look at how “sellable” your home is. We all love our homes, I will first walk through your home as if I was the buyer. Do you need touch up paint? Do the carpets need a little cleaning? Are there too many pictures? The one thing to not do is TOO MUCH. Remember, you want to sell, save some money for the new house. Also, your agent can advise on staging the house to maximize the beauty.

Second, what is the VERY first thing a buyer sees? The front yard. (Curb Appeal) The yard may need a slight manicure before your big debut on the market. Pictures that they see on the internet are very important. Make sure you maximize on them, as well as making sure that the agent you choose maximizes the amount of interior and exterior photos to draw in the crowd. The more people that see the home, the quicker it sells.

You have probably seen homes for sale come and go, BUT what did they really sell for? That is the one major thing that separates the prices. Do you want your home LISTED or SOLD?  The right list price is the key to getting the best offers. I will put together a personalized value report for your home (or CMA) so we know exactly what the best list price will be.

The most important part is once the home is listed. The agent handles all of the marketing, but your job is not done. Once the potential buyers get inside the home we also need to make sure that the home is cosmetically appealing. This, as we all know, can be tough. However, by working as a team with your agent, anything can be solved. Once we receive offers, we will negotiate to the highest possible sale price, qualify the buyers, and get you SOLD!
